When Bill Meeks of Meeks Lumber had close to 20 acres of land in Fernley to sell, he turned to Tom Miller of Miller Industrial Properties. From the initial offer to negotiating water rights, here’s how the process went.
Initial Negotiations
“Tom had a clear understanding of the sales price we needed,” says Meeks. “Rather than try to convince us we couldn’t reach that price and try to talk us down, he went back to the buyer with a non-negotiable price. He was able to negotiate them up despite comps they were working against us. I was very impressed!”
Water Rights
Tom also negotiated water rights with savvy. “Unlike many realtors, he kept the rights in his back pocket lest they complicate negotiations or delay closing,” says Meeks. “We sold the property with adequate water rights so we felt comfortable with the sale without getting buried in arguments.”
Overall Thoughts
“I have dealt with a number of realtors through many transactions in my fifty-year career,” says Meeks. “Tom Miller is the best I have dealt with. Tom has very high integrity, is very astute, listens to his clients, solves problems, and takes ownership of issues through the close of the deal. He is an old-school man of his word who I greatly respect. I would highly recommend Tom to represent anyone as either a buyer or a seller.”
